Name: Boysen Animal Hospital
Location: Waite Park, MN
Renovation: Tenant Improvement = 2,605 square feet


Boysen Animal Hospital

TWC/Sholar was hired to design and construct a lease space for Dr. Boysen’s new practice.  Like most veterinarians Dr. Boysen did not have available time to spend getting the facility details worked out.  We were able to find Dr. Boysen a space, help negotiate his lease, design, and construct the whole project.  From the first call to TWC/Sholar to the first surgery was less than three and a half months

Name: St. Joseph Veterinary Clinic
Location: Saint Joseph, Minnesota

Saint Joseph Veterinary Clinic

The Saint Joseph Veterinary Clinic has a unique story as it’s location was once a convenient store. This building has been converted into a state of the art vet clinic. From sound and odor control to special lighting, this vet clinic is prepared for virtually any animal emergency.

Elizabeth Animal Hospital

The new and growing practice of Dr. Leon Anderson is in the expanding community of Elizabeth, Colorado. The new facility accommodates treatment for large and small animals.


As the practice continues, future consideration includes expanding the flexible facility to accommodate all small animals with a new large animal facility at an adjacent or nearby site.


The defined budget provided the client, as well as us, with the goal of working closely from the beginning, to get the best value from all aspects of the project.

Name: Firehouse Animal Hospital
Location: Denver, Colorado
Renovation: 4,400 square feet


Firehouse Animal Hospital

This quaint one story brick building is located on a major in an established part of Denver. The charm of the interior is high exposed steel trusses with wood planking for the ceiling. We worked , not only with the veterinarian, but also with the building owner and the city for development of the building.

We strove to obtain a “loft” feel with the exposed brick on the interior in the non-medical areas. Light comes into the large space through existing windows and skylight, creating a very uplifting ambiance.

Our building is almost one hundred years old, and we asked to preserve the look, feel, and features of the old building while creating a modern, bright, and functional medical space inside. Name: Nebraska Animal Medical Center
Location: Lincoln, NE


Dr. Kent Forney and his wife Shelley run a successful veterinary practice, but wanted to offer new services to their clients. Unfortunately their facility wouldn’t allow the new services without some type of renovation. They decided to take advantage of the TWC/Sholar preliminary planning package and explore their options. After the onsite visit, we knew the project was going to take detailed planning on both the construction and architecture to accomplish a total renovation and still keep the hospital open. The Nebraska Animal Medical Center’s commitment to being the best animal care facility in the area will no doubt show through with the new look, functionality, and flow. The project is expected to take 8-9 months and broke ground in early September 2006.

Name: Mixed Animal Practice
Location: New Mexico

TWC/Sholar was hired to perform their customized preliminary planning process for this startup mixed animal practice. After programming with the client during our onsite visit it was determined that roughly 10,900 square feet of building was needed to meet the desires of the practice. Some of the unique features are the exterior elevations reflecting the barn image of the old west, and a second floor living area to accommodate the Doctor and staff. As with all of our veterinary facilities we design the HVAC system to control odor and sound as well as maintain ideal temperatures for the animals.

Name: Veterinary Hospital
Location: West Central California
Project Type: Renovation


Here is an example of working within the confines of the municipal requirements. If the exterior walls were removed from this property there would be new parking restrictions applied, and consequently creating an unusable location. This project must be completed with the clinic staying open. Two additional unique aspects to this project are in the extremely tight lot size and the design ability to complement the surrounding buildings while creating a large separation between our clients and the competition.

Project Type: New Build


After numerous interviews these veterinarians decided to hire TWC/Sholar to handle their Architecture and Construction needs. Not only are our clients looking for a state of the art facility, but want to have a different exterior look than any of the other commercial projects in the area. One unique aspect of this building design is the ability to get natural light into the lobby, administration, treatment and surgery areas. A second boarding facility is on the horizon with a complementary look, the capability of offering luxury boarding, and a dividable indoor play area.

We were contracted to go meet with this client and accomplish what our preliminary planning package was designed for. We studied the needs of the doctor, the staff, and the practice to formulate a floor plan that even took into account the beautiful Alaskan scenery. There are a number of picture windows throughout the clinic, but the talk of the staff and doctor is the unrestricted view of the inland waterway out of the surgery room. The immense rainfall that accumulates each year causes some structural element control needs with water retention and snow load capacities.

This project design is slated to go into a Planned Unit Development (PUD). We have designed a tower on the building to serve the purpose of front entrance recognition and identification on the adjacent thoroughfare. The floor plan is designed around anticipated growth and has the ability to expand without major clinic disruption.

This was a comparison between a tenant improvement and a build new in a rapidly expanding area south of Kansas City, MO. We assisted finding a lease space as well as a parcel of raw land. After completing a comparison Project Cost Study on both options it was determined that the new option was realistic and would be the best solution long term.

Firehouse Animal Hospital

TWC/Sholar was hired to evaluate a major renovation of an existing steel building. The challenge was in accommodating an old building with six foot deep pits and trenches in the floor as it was used for a gymnastics training center. This practice needed to accommodate a mixed animal practice with the 90% of the current business being done on the small animal side.

Name: Greenfield's Veterinary Associates
Location: Mantua, New Jersey

Greenfield Veterinary Association

Greenfield's Veterinary Associates are in a home about 55 years old with a couple of additions done in the 1970's. The roof has had leak issues above the wards and has some additional structural issues. They got an estimate that put the HVAC repair and unit relocation total to about 100,000. The thought was to compare a renovation vs. a tear-down and start over. After much review and the feasibility study complete, it was determined that the amount of work needed to bring the current facility up to today's veterinary standards would be cost prohibitive. After looking into a new building it was very clear that the new facility was not only a great solution for the practice but also fit the city's desire to continually improve the area.

Name: Aspen Veterinary Clinic
Location: Eastern Minnesota

Aspen Veterinary Clinic

TWC is currently assisting this veterinarian with the purchase of a site (having to be subdivided by the land owner and mitigate the wetland areas) for his Small Animal Practice of 6,158 sf that will meet the city’s tight criteria for a medical facility and boarding. This facility will have a large receptionist area that is divided for cats & dogs, 4 exam rooms, 3-table treatment area, 21 runs and a class area. Once through the permitting process, construction completion is scheduled for March 2008.

Alpine

This project will be a fast moving project of 9,000 sf for a 6 exam room, AAHA Certified small animal hospital with a child’s play room and a large boarding area. In addition this location will have a 4,000 sf facility for the large animal clients including retail. This new facility will allow them to offer services which would provide them with a competitive edge include dog grooming, dog training classes and a expansive boarding facility including luxury boarding.

Hawley Animal Clinic


Once the desired location for the Equine Dentistry area is determined, an extremely efficient layout of the facility was designed utilizing a Post & Beam system for construction with a two-tone steel exterior. Their design is to incorporate large animal in the front and be able to share lobby space with the small animal portion. Large animal will also have access to the lab area.
